Foreign Buyers Coming to Florida with Cash

Canadians make up 39 percent of the international pool of buyers that spent $12.7 billion on residential real estate in Florida in 2010, according to a new report.

Brazil’s growing influence in the market is tied to 8 percent of purchases, according to data from the National Association of Realtors and Florida Realtors. The U.K. and Venezuela tied at 7 percent each, with Germany, France, Argentina, Colombia, Australia, Mexico and Spain driving the balance of buyers.

More than 86 percent of the Florida transactions involving international buyers are being completed in cash.

The NAR report also highlights the fact that investors continue to drive a lot of sales activity. Only 12 percent of the foreign buyers plan to spend more than six months a year in their Florida properties, compared to 16 percent who plan to occupy their places for less than one month a year. A majority – some 56 percent – of the foreign buyers plan to use their properties between two months and six months a year.

For 23 percent of the foreign buyers, Florida real estate is perceived as a “profitable investment,” given the deeply discounted prices, rising rents in coastal markets such as in South Florida, and the weakness of the U.S. dollar, according to the NAR report.

Overall, foreign buyers account for 26 percent of Florida’s $48.8 billion in residential resales. Nationwide, foreign buyers account for only 3 percent of residential real estate transactions, according to the report.

For foreign buyers focused on Florida, the top destination is South Florida.

Foreclosure, abandonment laws to be discussed at Pasco meeting

Attorney Steve Mezer of Bush/Ross in Tampa will help local homeowners groups understand home foreclosure and abandonment laws at the Thursday meeting of the Pasco Alliance of Community Associations. Women Agents Outnumber Men in all 50 states

ORLANDO, Fla. – Oct. 14, 2011 – Online listing company Trulia used a gender analysis software tool to study the agents representing its listings. It then created a color-coded map of the U.S. If a state had a majority of women, it was pink; if men made up over 50 percent, it was blue.

When finished, however, the entire United States was pink. Other findings from the Trulia study:

• Trulia determined that 60 percent of all U.S. real estate agents are female. The National Association of Realtors® latest member profile found that 56 percent of Realtors are female.

• In Florida, men have slightly more total listings than women, in the range of 5 to 14 percent. Nationwide, the balance shifts. In Alabama, Nebraska and Wyoming, women dominate with at least 25 percent more listings than men. But in North and South Dakota, men rule with 129 percent and 87 percent more listings, respectively.

• In Florida, there’s almost no difference between men and women agents in their average listing prices, with men holding about a 2 percent advantage. (Trulia did not analyze selling prices.) However, women had average listing prices at least 25 percent higher than their male colleagues in 11 states. Men had listing prices at least 25 percent higher than women in only one state: Alaska. And men’s listing prices beat women’s in only three other states.

More home sellers paying full real estate commissions

FORT LAUDERDALE, Fla. – Sept. 22, 2011 – Someone selling a home is more likely to pay a full real estate commission today than during the housing boom, when discounts ruled and most properties sold quickly. Commissions have steadily increased in recent years, despite a rash of foreclosures and falling home values that have left sellers with little spare cash to pay a broker.  The average commission nationally at year-end 2010 was (higher than) 2005, according to Real Trends, a publishing and consulting company based in Castle Rock, Colo.

In the housing frenzy of 2000 to 2005, sellers often questioned the value of agents. The number of brokers ballooned, and the competition for listings led some agents to cut commissions. But when the housing market soured beginning in 2006, agents couldn’t leave the profession fast enough, and it became much harder to sell homes. Agents say sellers have since grown more appreciative of what they do.

Vote “NO” on GTAR Bylaws Amendment

VOTE ‘NO’ AGAINST PROPOSED GTAR BYLAW AMENDMENT

I know we are busy and don’t always take the time to research or read all the issues
that are put before us; however when we are asked to vote on an amendment to our
Association bylaws, I think we need to do a little due diligence before casting the
electronic vote in September.
The GTAR Board of Directors is bringing before the membership the following
amendment:
Article XI, Section 3, Board of Directors and in addition, any corresponding in the
Bylaws and GTAR Policy Manual:
The Board of Directors shall consist of the five Officers mentioned in Section 1 of this
article, ten elected members and the immediate past president. The Chair of the
      Multiple Listing Task Force, the affiliate director, the President of the Women’s
      Council of REALTORS®, and the District Vice President of the Florida Association
      of REALTORS®, when a member of this Association, shall serve ex officio
      without voting privileges. Each voting member shall be limited to one vote.
The lines in Bold italics underlined are to be deleted. This means, if this amendment passes,
these positions would be eliminated from the GTAR Board of Directors.
The current Board of Directors says these positions are ex-officio and not elected by the

Pasco couple fear losing home to foreclosure for paying mortgage too early

They made their January payment on Dec. 23. Now Bank of America has filed to foreclose.

NEW PORT RICHEY – Seventy-year-old Sharon Bullington may lose her home because she paid her mortgage a week early.

That may not make much sense to the thousands of homeowners who are behind on their mortgages in Florida. But it seems it does to Bank of America, which has filed to foreclose on Bullington and her husband, James, 78, who is terminally ill.

“It’s like death to me,” Sharon Bullington said, her voice quivering on the phone Friday. “My husband is bedridden. It’s almost more than I can bear.”
